Villa Information Pack - Guest Information

OK... so you and your party are already in your vacation home. Like all homes, here there are some "house rules," some do's and don'ts and some useful information to make your stay more pleasant. We've provided all of these over the next lines. Please take the time to read them, as they are really important and we don't want you to spend any of your vacation fixing something or paying to have something fixed.

Housekeeping policy:
We are proud of the standards we maintain in our Villas and aim to provide you on arrival with a home that is perfectly clean and tidy. Should you find otherwise, please do not hesitate to contact our management company at (407) 391-3295 right away so that we can rectify the situation immediately.

Lost and found:
We will not be responsible for any items left in any of our properties. Lost items turned into our management company will be held for two weeks and, if not claimed, will be delivered to a local charitable organization. Returned items are done through US Postal system or any other source deemed necessary at the expense of the Guest.

Maintenance:
If you are aware of something requiring attention please report it immediately to our management company at (407) 391-3295. They will do the best to arrange for the problem to be dealt with as soon as possible. When an outside contractor is needed for more specialist work, we occasionally have to wait until the next day or, if the problem occurs on a weekend, the repairs might have to wait until the next Monday or working day.

Breakage:
It would be greatly appreciated if you would inform our management company at (407) 391-3295 of any breakage that happens or damage caused during your stay. Any spills or damage will be cheaper to mend if you advise us at the time of damage, rather then waiting until you have left. We do realize accident happens, however it will be a lot simpler for all concerned if these things can be taking care of as soon as possible.

Phone calls:
The telephone provides free local calls inside Kissimmee city. All other calls (apart from 1-800 and 1-888 calls) are blocked, for which you will need a phone card.
In case you need to make an international phone call the cheapest way to do it is using s pre paid phone card that you can find in any supermarket, gas station and $0.99 stores.

Neighbours and noise:
Please be aware that your neighbours may be full time residents who have to get up early to go to work. Make sure that the noise levels are kept to a minimum between the hours of 10:00 pm and 8:00 am.

Garbage collection:
Trash Collection Days here in Windsor Palms are Monday and Thursday. Guests are responsible for putting out the trash. Please put the brown garbage can (dustbin) at the end of the driveway near to the curb the nigh before collection. Make sure that you bring the garbage can back into the garage side before you leave the house following morning (provided the garbage has been collected). In case you forget to return the garbage can back, a fee of $14.00 will be issued by Kissimmee City Department and we will charge against your security deposit.

Pest control:
We use professional contractors to treat all our homes against incursions by the army of insects that live and fly in Florida. However, the treatment will not stop insects from getting in. The treatment will slow down and kill them once in. But any treatment yet can stop insects from getting into the pool area, under the doors or up drains. But for our surprise we found out that most insect infestations in Florida are caused by humans! It is very important that you don't invite our little unpaid guests into your vacation home. Please keep all food and drinks either in the refrigerator or cupboards. It is very important that any drink spills are immediately cleaned - if not you will almost certainly attract the insects.
Also do not leave wet laundry or short or diapers on the floors or in the bathrooms. Place damp items into the washing machine and wash and dry them as quickly as possible. If you decide to ignore our friendly advice, we guarantee that you will have some extra additions to your party.

Parking:
You are welcome to use our double garage for parking.
Please park your car facing in the property direction (with the flow of traffic) if parking in the street. Do not blocking sidewalks or driveways. And do not park on lawns. All of these infractions will be reported to the Kissimmee Police Department and they routinely patrol our community.
